Terms of Use

These Terms explain the responsibilities that come with creating illustrative property concepts, sharing buyer presentations, and using Modula’s planning tools. They apply to account holders and, where relevant, people who open a buyer presentation.

Essential reliance boundary

Modula provides illustrative marketing concepts and planning signals—not renovation plans, property facts, professional advice, or guarantees. Google Maps Isochrones is a pre-GA Preview service; its bands are not exact journey times and must be independently checked before a property decision.

Agreement and who may use Modula

These Terms of Use (the Terms) form an agreement between you and Modula AI (Modula, we, us, or our). They apply to our website, agent workspace, property-media tools, buyer presentations, and related services (together, the Service).

You accept these Terms when you create an account, purchase a plan, use the Service, or open and interact with a Modula buyer presentation. If you use Modula for an agency or another organisation, you confirm that you have authority to accept these Terms for it. If you do not accept them, do not use the Service.

You must be at least 18 years old and legally able to enter into this agreement. Mandatory rights that cannot lawfully be excluded, including applicable consumer rights, continue to apply.

Accounts and access

Give us accurate account and billing information, keep it current, and protect your sign-in credentials. You are responsible for activity under your account and for promptly telling us if you suspect unauthorised use. An account is for its authorised user or agency team and must not be sold, shared publicly, or used to bypass plan limits.

Buyer presentations are accessed through high-entropy links. Anyone who receives or is forwarded a live link may be able to view its contents. The agent who creates a presentation controls its recipients, expiry, revocation, displayed address, and displayed contact details. Treat each link as confidential and revoke it when it is no longer needed.

What the Service provides

Modula helps property professionals organise listing media, create AI-assisted post-renovation concepts and reveal videos, prepare buyer presentations, receive buyer reactions, and, where enabled, compare selected properties using location-planning signals.

Features, limits, output formats, eligible properties, and beta or Preview functions may change. We may improve, replace, limit, or discontinue a feature where reasonably necessary for security, compliance, supplier changes, product development, or reliable operation. We will use reasonable efforts to give advance notice of a material reduction to a paid Service where practicable.

Your property content and permissions

Your Content includes property photographs, floor plans, material references, addresses, property and buyer details, brand assets, prompts, instructions, feedback, and other material that you or your recipients submit to Modula. As between you and Modula, you keep the rights you already hold in Your Content.

You grant Modula and our service providers a worldwide, non-exclusive, limited licence to host, copy, transmit, adapt, process, and display Your Content only as needed to operate, secure, support, and improve the Service, fulfil your instructions, enforce these Terms, and comply with law. This licence ends when the relevant content is deleted from active systems, subject to reasonable backup, security, dispute, and legal retention periods.

You confirm that:

  • you have the rights, permissions, notices, and lawful basis needed to upload and process Your Content and to share it with intended buyers;
  • the content and your use of outputs will not infringe privacy, confidentiality, intellectual property, advertising, or other rights;
  • you will not upload unnecessary identity documents, financial data, precise private-home details unrelated to a listing, or other sensitive personal data; and
  • property statements, disclosures, permissions, and marketing claims remain your responsibility.

Illustrative AI output — not a property guarantee

Modula outputs are generated or assisted by artificial intelligence and are illustrative marketing concepts. They may omit, invent, move, resize, restyle, or misrepresent features, materials, proportions, lighting, views, structure, condition, or surroundings. An output is not a photograph of completed works and must be labelled and presented clearly enough that a reasonable buyer will understand that.

Modula does not provide property, architectural, engineering, surveying, planning, renovation, building-code, safety, legal, tax, valuation, financing, or investment advice. Outputs are not drawings, specifications, approvals, quotations, budgets, measurements, or promises that work is feasible. Before relying on a concept, you and the buyer must inspect the property, verify the source listing, and consult appropriately qualified professionals and authorities.

You must review every output before publishing or sharing it. AI systems can produce inaccurate, inappropriate, or similar material for different users, so we do not promise that an output is accurate, complete, unique, non-infringing, or suitable for a particular campaign. Rights in generated material depend on applicable law, Your Content, and relevant provider terms. Modula does not transfer rights that it does not have.

Buyer presentations and interaction signals

A buyer presentation is a marketing and discussion aid, not an offer, reservation, sale-and-purchase agreement, renovation instruction, or verified record of buyer identity or intent. A reaction, comment, video play, comparison movement, contact click, or other interaction is a signal for follow-up only and is not acceptance, approval, consent to works, or a binding instruction.

Modula may record presentation views and interactions and show summaries to the creating agent. If you create or send a presentation, you must give recipients any notice required by law, use engagement information fairly, and avoid making decisions that materially affect a person solely from those signals. Buyers should review our Privacy Policybefore voluntarily submitting their name, email address, or comments.

Location intelligence and Google Maps Preview

Where the travel-time shortlist is enabled, Modula sends the buyer anchor address and selected property addresses from our server to Google Maps Platform for geocoding and sends the resolved anchor to the Google Maps Isochrones API to obtain road-network polygons. Modula then classifies geocoded property points within the returned time bands. See our Privacy Policy for how these requests are handled.

A time band shows only that a geocoded point was classified within a polygon returned for the selected settings. It is not an exact route, distance, commute time, arrival estimate, live-traffic promise, service-area guarantee, or statement about a particular entrance. Geocoding can be ambiguous or approximate, road and traffic conditions can change, boundary classifications can be sensitive to the selected pin, and public transit is not supported by this feature. Verify the exact entrance and run a point-to-point route for the intended day, time, mode, and direction before a buyer makes a decision.

As at the effective date of these Terms, Google identifies the Isochrones API as a pre-General Availability Preview offering. Preview offerings may be incomplete, change incompatibly, be suspended or withdrawn, and are not covered by service-level or technical-support commitments. Modula therefore does not guarantee the accuracy, availability, continuity, or production readiness of location results.

Location content is subject to applicable Google Maps Platform terms, policies, use restrictions, and attribution requirements. You must not scrape, bulk download, cache, resell, obscure attribution, or redistribute Google Maps content except as permitted. Current references include theGoogle Maps Platform Terms, theIsochrones policies, and Google'slaunch-stage guidance.

Plans, credits, trials, and payment

Paid features, prices, taxes, included usage, billing period, and trial terms are shown on the pricing or checkout screen that applies when you order. Unless checkout says otherwise, a subscription renews automatically for the same billing period until cancelled, and our payment provider may charge your selected payment method. Keep your billing details current.

Monthly redesign and video allowances are usage units, are not money, are not transferable, and do not roll over to the next billing period. A generation can consume an allowance when processing begins or succeeds as described in the product. If a generation or billing event fails, contact us and we will review the service record. Refunds, credits, or corrections are provided where required by law or where we determine they are appropriate after review.

You can manage or cancel an active subscription through the Service. Cancellation timing and continued access are shown before you confirm. We may suspend paid functionality if a charge is declined, reversed, overdue, or associated with fraud or abuse.

Acceptable use

You must not use Modula to:

  • break the law, mislead a buyer, conceal that content is AI-generated, discriminate unlawfully, harass, defame, or facilitate fraud;
  • upload content without permission or content that is illegal, harmful, sexually exploitative, invasive, malicious, or infringes another person's rights;
  • generate a deceptive representation of a property, falsify material facts, approvals, measurements, condition, location, journey time, or professional endorsement;
  • probe, disrupt, overload, bypass, reverse engineer, or gain unauthorised access to the Service, accounts, models, storage, rate limits, security controls, or supplier systems;
  • scrape, harvest, resell, benchmark for model training, or use automated means to extract the Service or third-party content except with our prior written permission; or
  • share malware, credentials, secret keys, or buyer links with unintended recipients.

We may investigate suspected misuse, remove or restrict content, limit a feature, or suspend access when reasonably necessary to protect people, property, Modula, our suppliers, or the integrity of the Service.

Modula rights, feedback, and third parties

Modula and its licensors own the Service, including its software, workflow, interface, branding, templates, documentation, and underlying technology, excluding Your Content. Subject to these Terms and payment of applicable fees, we give you a limited, revocable, non-exclusive, non-transferable right to use the Service for your internal business and permitted property marketing activities.

If you send suggestions or product feedback, you allow us to use them without restriction or payment, but we will not identify you publicly as the source without permission.

The Service relies on third parties for hosting, authentication, storage, payments, email, AI generation, and maps. Their services and content may be governed by additional terms and may change or fail independently of Modula. Links to third-party sites are provided for convenience and do not make Modula responsible for those sites.

Suspension, termination, and data export

You may stop using Modula at any time and may cancel a subscription as described above. Contact us before account closure if you need reasonable assistance retrieving available content. Deleting an item, property, buyer presentation, or account may permanently remove associated media, outputs, links, and interaction records after active cleanup completes.

We may suspend or terminate access if you materially or repeatedly breach these Terms, create security or legal risk, fail to pay, misuse a Preview feature, or if we must do so because of law or a supplier. Where the issue can reasonably be fixed, we will ordinarily give notice and an opportunity to do so. Provisions that by their nature should continue—including ownership, payment, disclaimers, liability limits, and dispute terms—survive termination.

Service disclaimers

To the fullest extent permitted by law, the Service and all outputs are provided “as is” and “as available”. We do not warrant uninterrupted or error-free operation, preservation of every file, a particular commercial result, or that outputs or third-party data will be accurate, complete, available, secure, non-infringing, or fit for a particular purpose. You are responsible for maintaining source files and other copies needed for your business.

Nothing in the Service replaces property due diligence, professional advice, official records, physical inspection, required consent, or direct confirmation with the relevant seller, authority, designer, contractor, lender, or route provider.

Liability and responsibility for claims

Nothing in these Terms excludes liability that cannot legally be excluded. To the fullest extent permitted by law, neither party is liable to the other for indirect, incidental, special, exemplary, or consequential loss, or for lost profits, revenue, goodwill, opportunity, anticipated savings, or data, even if the possibility was known.

To the fullest extent permitted by law, Modula's total liability arising from or connected with the Service in any 12-month period will not exceed the amount you paid Modula for the Service in that period. This limit does not apply to fraud, wilful misconduct, or any liability that law does not allow us to limit.

If you use the Service for a business, you will be responsible for third-party claims and reasonable costs resulting from Your Content, your buyer communications, your unlawful or misleading property marketing, or your material breach of these Terms, except to the extent the claim was caused by Modula's breach, negligence, or wilful misconduct.

Changes, governing law, and contact

We may update these Terms to reflect product, supplier, security, legal, or business changes. We will post the updated version with a new effective date and, for a material change affecting registered users, provide a reasonable additional notice through the Service or account email. Your continued use after the change takes effect means you accept the updated Terms; if you do not, you must stop using the Service.

These Terms are governed by the laws of Singapore, without regard to conflict-of-law rules. The courts of Singapore have exclusive jurisdiction, except where mandatory law gives you the right to bring a claim elsewhere. Before filing a claim, each party should first try in good faith to resolve it by written notice to the other.

If part of these Terms is unenforceable, the remaining parts continue. A delay in enforcing a right is not a waiver. You may not assign these Terms without our consent; we may assign them as part of a reorganisation, financing, or transfer of the Service, subject to applicable law. These Terms, the applicable order or checkout terms, and our Privacy Policy are the agreement about the Service.
